Bernalillo County officials Tuesday will unveil the first draft of its South Coors Boulevard Sector Development Plan.

According to a county news release, the goal is to establish  mixed-use centers along Coors — a major Westside thoroughfare — enhancing housing diversity, economic opportunities and promoting a safer, multi-modal streetscape.

The plan outlines long-term strategies for land use, zoning, transportation, housing, economic development and sustainability for a 1,277-acre area.

The plan will be shared at a 4 p.m. open house at the South Valley Multipurpose Center, 2008 Larrazolo Road SW.

The first draft includes proposed zoning changes along South Coors Boulevard. Key recommendations include rezoning parcels at four major intersections to a mixed-use activity center classification, allowing a higher intensity mix of commercial and residential uses, effective immediately upon plan adoption.

The draft also calls for creating an opt-in lower-intensity mixed-use zone for the remaining corridor, allowing property owners the option to apply for zoning changes.

The open house is a chance for residents to see the draft plan up close, ask questions and provide feedback before the plan moves toward potential adoption by the Board of Commissioners in late spring or early summer.

Participants can explore information stations with details on proposed zoning, ask questions, and share their thoughts. Short presentations will be given at 4:30 and 6.
